The space Apartment has separate bedroom and the living room with kitchen. Sofa has 2 additional place for 2 adults/children. Terrace entrance is both in living room and bedroom. We can provide an Infant bed by request.

Other things to note There is free parking for guests, but everything may be occupied (especially during the summer season). Unfortunately, we cannot reserve you a place on it.

We meet you at the building. Direct bookings: you'll have our Telegram, we coordinate arrival time. Airbnb/Booking: same — message us through the platform after booking. The building has 24/7 concierge but the keys come from us.
Not included with this flat. The building has a paid underground lot (₾10/day, ~$3.50). Street parking on side streets is usually possible but not guaranteed. We can help arrange airport transfer if you prefer not to drive.

Yes — for stays over 14 nights we split into 2 payments. Over 30 nights, monthly. We use bank transfer or Wise. Crypto is fine too. No card processing for direct bookings (yet).
Same flat, same keys, same us. Direct = no platform fees → you save ~10%. Airbnb = built-in protection if you've never stayed with us before. Both work. Pick what feels right.
Georgia has no tourist tax for short-term rentals. The price you see is what you pay (plus cleaning fee for stays under 7 nights — $25 one-time).
